Docks, which is where the value often sits

A great deal of what a Missouri lake buyer pays for is the dock and the water access. On these reservoirs the shoreline is managed and docks are permitted, so whether a permit exists, is in good standing and transfers is a due diligence question that feeds directly into the appraisal. It is answerable in a day and worth answering early.

Condominium project review at the resorts

Branson and Osage Beach both contain resort-style buildings with front desk operations and hotel-like services. Those characteristics change how a lender reviews the project, and they can be decisive. Knowing whether the building is a conventional condominium or a resort operation is the useful first question.
