Where second home buying concentrates in Washington
Washington's second home demand is split by the Cascades, and the markets on either side behave very differently.
- The San Juan Islands, meaning San Juan, Orcas and Lopez, reached by ferry or small aircraft, with a constrained housing stock and a national as well as regional buyer pool.
- Whidbey and Camano Islands, closer to the Seattle metro and partly reachable by bridge, which makes them weekend rather than holiday markets.
- Lake Chelan and Manson, the state's best known lake second home market, combining waterfront homes, condominiums and an established wine and visitor economy.
- Leavenworth and the Icicle valley, plus Suncadia, Roslyn and Cle Elum on the I-90 corridor, both managed-resort and small-town markets an easy drive from Seattle.
- The Methow Valley, around Winthrop and Mazama, a distinctive four-season market where wildfire exposure is a live consideration.
- The Pacific coast, from Seabrook and Ocean Shores to Long Beach, along with Hood Canal and the Olympic Peninsula, quieter markets with a mix of cabins and newer resort development.

What usually decides a Washington file
Ferry-dependent property
In the San Juans, access is by ferry or by air, and that has practical consequences for a loan file. The pool of comparable sales is small and island-specific, appraisers who work the islands are fewer, and scheduling inspections and appraisals takes coordination that a mainland property does not require. None of it is disqualifying. It simply means starting earlier and telling the lender at the outset.
Wildfire and insurance on the east slope
Around Chelan, Leavenworth and in the Methow, insurance has become a genuine constraint rather than a formality, and coverage has to be in place at closing. It is the item to begin the day you go under contract. In some of these markets it now sets the timeline more than the mortgage does.
Managed resort communities and rental programs
Suncadia, parts of the Chelan waterfront and several coastal developments operate rental programs. Fannie Mae's Selling Guide says a second home cannot be subject to any agreements that give a management firm control over the occupancy
and requires the borrower's exclusive control, so whether participation is optional is a question worth putting to the listing agent before an offer. Separately, several Washington jurisdictions license short-term rentals and limit how many licenses are issued, which affects what you can do with the property even when it does not affect the loan classification.

Waterfront specifics
On saltwater and lake frontage, what exactly is being conveyed at the water line, and what rights come with a dock or a mooring, is worth confirming during due diligence, because the appraisal has to reflect what actually transfers rather than what the listing photographs imply.
